If you ever want to evict a tenant either for rent arrears or other reasons, it appears the normal way to do things is to instruct a solicitor. When the matter goes to Court, your solicitor will normally instruct an advocate agency to attend the hearing on your behalf. You as the Landlord will normally foot the bill.

I’ve noticed over the last few months since joining the agencies that if your solicitor were to instruct me directly then you as the Landlord could save money.

As an example:
Recently I’ve attended Bury and Rhyl County Courts
Bury – Agency Fee = £120 plus VAT – Instruct me directly for £97 (no VAT) – saving £47
Rhyl – Agency Fee = £90 plus VAT – Instruct me directly for £93 (no VAT) – saving £15
